ComReal Miami Visits Port of Miami for Imports and Exports
During the World Trade Week in Miami, week of May 17th, Industrial Associate Edison Vasquez visited the Port of Miami to stay connected with all importers and exporters. The Port of Miami is currently expanding the meet the increase in traffic of vessels coming in; additionally, with the increase of capacity of the Panama Canal in four years, the Port will experience a dramatic increase in the flow of vessels. Although the Port is one island, it’s currently separated between Cruise (passenger) ships and Cargo Ships. According to the Port Authority, this is done to provide a more efficient flow of cargo toward Warehouses in Miami and passengers toward Miami International Airport.
In the Cargo section, the Port Authority informed that surprisingly the biggest trading partners on the port are 1. China 2. Hong Kong 3. Honduras. Further, the authority informed that 40% of the traffic that comes through the port is created by one company, SEABOARD Marine.
Important facts to note during the visit are: Approximately 600 cars are sent from the Port of Miami to Dominican Republic every week; these would later be sent to other countries is South America since these countries would not allow the direct import of cars from Unites States. Also, the Port of Miami sold four of its cranes to ports in Colombia, Santa Martha and Barranquilla; the Port plans to get new cranes to accommodate its increase in traffic.

Doral warehouse space leased to ACS

ComReal Miami's industrial team assisted Absolute Computer Solution (ACS) with its Doral warehouse space leased at 8939 NW 23rd Street. The Doral warehouse space is 9,940 sq. ft. and is located in Americas' Gateway Park in Doral, Florida. In the 1980's ComReal developed the 136-acre Americas’ Gateway Park which is now over 2,000,000 square feet of commercial, industrial and office buildings. ComReal is still headquartered there today amongst their old customer’s Doral warehouses.
Absolute Computer Solutions sought to relocate from their warehouse space in South Miami to a space where they could better serve their customers. Chris Spear and Ed Redlich were able to assist them in securing a long term lease and achieved a lease rate about 35% less than the asking rate just a short period ago. For more information on ACS, visit www.acsofmiami.com.

Doral stimulus projects claim to create over 3,000 jobs costing over $90,000,000

The proposed purchase of Doral commercial properties include public works, police, city hall, charter school and a recreation center. Doral distribution and trucking companies often complain about the proximity of schools that often cause congestion and access problems to their Doral warehouses. Another negative effect is that as the government buys Doral commercial properties, less ad valorem taxes will be collected which puts a larger burden on the remaining private owners to pay in. I hear of an upcoming Miami tea party to protest the high government spending.
So what would benefit Doral's economy more? Perhaps if the U.S. Congress approved the outstanding trade agreements with Colombia, Mexico and Korea. The Doral import/export market is tremendous with many Doral warehouses serving Miami international trade. More Doral manufacturing and exporting means more jobs.
For more information on the Doral stimulus projects in Doral visit http://www.stimuluswatch.org/project/by_city/Doral/FL and/or http://www.usmayors.org/mser/stimulussurveyparticipantsdata.asp?City=Doral&State=FL. You can also easily search other cities across the state and country.
For 30 years, ComReal Miami has been based in Doral and has played an integral role in Doral's commercial development. Currently, ComReal represents over 1,000,000 sq. ft. of Miami Airport West and Doral warehouse spaces. In 2003, ComReal Miami negotiated with the City of Doral for it's lease acquisition of Doral office space on NW 53 Street.

Doral Freight Forwarder purchases property in Doral

Edward J. Redlich, SIOR, CCIM of ComReal
The sales price was $2,635,000 or $155 psf. The Seller was Gateway Warehouse & Consolidators; the Buyer was a Doral freight forwarder and packaging business and is originally from
“There are over two dozen warehouse buildings of this size on the market right now in the Miami Airport West submarket,” states Ed Redlich. “Although the prices per square foot of such warehouses have decreased from the highest sale of about $175 psf last year, values are still relatively high. I think a lot has to do with the fact that
The Espinosa family owns & operates Gateway Warehouses & Consolidators, which imports products from overseas and distributes them both domestically and to the South & Central Americas and
Fernando Espinosa, Jr. is delighted to work with ComReal and Redlich for their “relentless pursuit and tireless effort”. Espinosa also added, “We required a specific building in a specific area, and Redlich found it when all others could not. Our company is extremely grateful and will always consider ComReal part of our team.”
