ComReal Miami Visits Port of Miami for Imports and Exports


During the World Trade Week in Miami, week of May 17th, Industrial Associate Edison Vasquez visited the Port of Miami to stay connected with all importers and exporters. The Port of Miami is currently expanding the meet the increase in traffic of vessels coming in; additionally, with the increase of capacity of the Panama Canal in four years, the Port will experience a dramatic increase in the flow of vessels. Although the Port is one island, it’s currently separated between Cruise (passenger) ships and Cargo Ships. According to the Port Authority, this is done to provide a more efficient flow of cargo toward Warehouses in Miami and passengers toward Miami International Airport.

In the Cargo section, the Port Authority informed that surprisingly the biggest trading partners on the port are 1. China 2. Hong Kong 3. Honduras. Further, the authority informed that 40% of the traffic that comes through the port is created by one company, SEABOARD Marine.

Important facts to note during the visit are: Approximately 600 cars are sent from the Port of Miami to Dominican Republic every week; these would later be sent to other countries is South America since these countries would not allow the direct import of cars from Unites States. Also, the Port of Miami sold four of its cranes to ports in Colombia, Santa Martha and Barranquilla; the Port plans to get new cranes to accommodate its increase in traffic.

For the tenant there is not a better time to secure a lease in a market where rental rates are historically low and vacancy rates are historically high.

Vacancies continue to rise which has resulted in lower rents and decreased rental income for landlords. This trend is expected to continue in 2010 with new building deliveries and tenants renewing for smaller spaces.

The Miami market has 2 new LEED certified office towers. 1450 Brickell is now leasing with immediate tenant build-out. Met 2 is aiming for 2nd quarter 2010 delivery. Together they add 1,335,305 square feet of LEED certified office space to the market with Brickell Financial Center at 605,886 square feet scheduled to deliver in late 2011.

The Commercial Real Estate Revolution

Last night Bill Black, co-author of The Commercial Real Estate Revolution, offered up a humorous and convincing case for shifting the way we design and build buildings.

The book was the outcome of Mindshift, a consortium of progressively-minded corporate real estate interests that are studying how corporate facilities are currently being designed and built. By proactively addressing the full life cycle of a project, Mindshift seeks business cases for sustainability that result in lower costs, better ROI and higher quality working environments for clients.
He suggests a new paradigm in building and design where quality and performance are the guiding principles.
The book is a must read for all of us in this industry. Much to think about.
