ComReal Miami Industrial Real Estate Market Report First Quarter 2015

The new year has started very strong for the Miami industrial real estate market. The average lease rates have already increased to $8.53 per sq. ft. and the average vacancy rate fell to 5.2%. The net absorption for the 1st quarter was an astounding 1.4M square feet. The largest lease so far this year was Synergy Custom Fixtures lease of the 301,000 sq. ft. warehouse at 215 SE 10th Avenue in Hialeah. This property was formerly occupied by Lagassee Sweet and Banah Sugar. There have been three lease transactions over 100,000 sq. ft. so far this year. In 2014, there was only a total of three. The year 2013 was about concrete evidence. Over 2,300,000 sq. ft. of warehouse space was delivered to the market in comparison to 2012 where only 538,000 sq. ft. was delivered. In addition, there is 1,600,000 sq. ft. now under construction. Although new space was added to our 229M sq. ft. of total inventory, the vacancy rate still declined to 6.3%. Positive absorption of 2,700,000 sq. ft. outpaced the newly constructed deliveries. These are all indicators of a very healthy market.

Tour of Cargo Warehouses at Miami International Airport

Edison Vasquez from the Miami Warehouse Team at ComReal Miami had the opportunity of participating on the tour at Miami International Airport at its cargo facilities. The tour was guided by Mr. Ernesto Rodriguez, MIA Marketing Division.
Did you know that Miami International Airport is the #1 Airport in the United States for International Freight? According to the latest data from Miami International Airport, during 2012, the airport handled 2,092,254 tons of freight. making it the #1 airport for International freight among US Airports.
Mr. Rodriguez explained that Miami Airport is very different from the other airport in the USA. The key difference and/or advantage is its infrastructure to handle perishables. Did you know that close to 90% of all the flowers that come to the United States come through Miami? Plus over 60% of imported fish and produce come through Miami International Airport. According MIA officials, the airport and the warehouses surrounding the airport provide a unique infrastructure to handle these perishables. All these perishables get into cooler warehouses at the airport as soon as they get off the airplane and then move to another cooler warehouse outside the airport to then be distributed to their final destination.
The Airport Authority continue to make improvements to foster the growth of the airport and continue attracting business. The latest investment is their $6.4 billion Capital Improvement Program. This investment is allocated among Terminal, Cargo, Central Boulevard project, 25th Street Viaduct, MIA Mover, Rental Car Center (RCC) and Miami Intermodal Center. This investment ensures that Miami will continue to be the #1 airport for freight ans increase it's share of passengers coming through Miami.

City of Doral March Council Meeting - Keep Doral Beautiful Award, Girls Scouts and Doral White Course

This past March 14th, 2012, City of Doral had its monthly Council Meeting. Some of the topics discussed in the meeting include the "Keep Doral Beautiful" Award, the proclamation to Girls Scout troop and the issues with the redevelopment of the White Course at Doral.

For this month, the Keep Doral Beautiful award was given to the McDonalds at 9501 NW 41st St (Next to Univision Studios). This venue is operated by Menendez Management, a family operated company. They operate the six McDonalds in Doral. As a side note, Mr. Pete Menendez reminded that their McDonalds offer discounts to military personal.

The next item was the proclamation by Mayor Bermudez of the Girl Scouts' 100 anniversary. With this, 12 of March marked the Girl Scouts 100 anniversary. As an interest fact, Doral troop of Girls Scouts is the largest in Miami Dade County.

Another item discussed in the agenda was the push to get Doral citizens to get more involved in the future development of the White golf course in Doral. Commissioner Borgia encouraged citizens to understand the benefits and consequences of this development.

ComReal Miami will be at the next Council Meeting on April 11th 2012 at 6:00PM.
